Why do some new homes feel...cheap?

Australia is in the middle of a housing shortage.

Governments want more homes built quickly to help ease the housing crisis. At the same time, buyers understandably want homes that are affordable, comfortable and well built.

But the reality is this:

You usually can’t have all three.

Homes can be built fast, cheap, or well — but trying to achieve all three at once often leads to homes that look good on the outside but feel uncomfortable to live in.

This is something we hear regularly from homeowners in our area.

The Problem With Fast, Cheap Construction

In many new estates, speed and cost are the main priorities. Builders are often constructing large numbers of homes each year, and to keep prices competitive everything becomes standardised.

That usually means:

• Smaller blocks

• Homes close together

• Minimal eaves

• Basic insulation

• Materials chosen primarily for price

None of this necessarily breaks building regulations, but it can mean the home doesn’t perform very well once people move in.

The Result: Homes That Struggle With Comfort

We often hear the same complaints from people living in newer homes:

• Too hot in summer

• Too cold in winter

• Rooms that never feel comfortable

• High energy bills

Heating and air conditioning end up doing most of the work, which means higher running costs for the life of the home.

And unfortunately, these problems are difficult and expensive to fix later.

A Different Way of Building

At Eco Dynamic Building, we focus on building energy-efficient homes on the Coffs Coast designed for comfort, health and longevity.

Comfort usually comes down to good design and thoughtful construction, not expensive finishes.

That means paying attention to the parts of the home you don’t always see — the structure, the materials and the way the house is designed to perform over time.

Think:

• Orientation to the sun

• Proper insulation

• Materials that help regulate temperature

• Roof design and ventilation

• Smart window placement and shading

When these things are considered early, the home works with the environment instead of fighting it.

It’s a slower, more thoughtful way of building, but the result is a home that feels comfortable to live in for decades.
